The city of Kyle's health care options are expanding as St. David's HealthCare officials announced plans to open a seven-story campus.
Victoria Vargas, the city's economic development director, said there is no groundbreaking or opening timeline available as of yet.
How it happened
Council approved a development agreement with St. David’s Hospital, coupled with another development agreement for the Lake Park District along with two donation agreements for roughly 7.5 acres of land, on Dec. 19.
Simultaneously, the dais unanimously voted to rezone 32 acres of land from retail services, 67 acres of land from multifamily apartments and 56 acres of land from warehouse to planned unit development, or PUD, on second reading. The Kyle Planning and Zoning Commission voted to approve the request with staff-recommended changes, and council unanimously voted for the rezoning Dec. 5.
The project
The development agreement is for a hospital campus that will consist of a:
Hospital
Medical clinic
Medical office
Pharmacy
The hospital campus will also have medical equipment and accessories.
However, in the event that St. David’s fails to close on the property, the land can be used for:
Multifamily residential
Condominium residential
Senior/assisted living
Hotel/hotel conference center
Retail
Restaurant, office space
The second development agreement is for the Lake Park District, which has several proposed land uses, such as:
Multifamily residential
Vertical mixed-use residential
Hotel/conference center
Public/private parkland
Commercial office, retail restaurants
This development agreement prohibits gas stations, tobacco retailers, payday loans, mattress stores, car washes and other similar uses from developing on the land. The Lake Park development agreement also requires the developer to dedicate land to the city for a public park, which will consist of 20 acres of Lake Kyle.
The details
According to agenda documents, the seven-story St. David’s hospital will be 693,000 square feet and be equipped with 550 hospital beds. There will also be four 80,000-square-foot medical office buildings, which will have four floors each.
Once the hospital has 450 beds, the development agreement requires the hospital to construct a parking garage. The parking garage will have eight levels, according to agenda documents.
St. David’s will also dedicate an easement for the Vybe Trail within 12 months after the effective date of the development agreement. According to the agreement, the city will be responsible for the construction and maintenance of the Vybe Trail.

“I’m really excited to see this development coming and also to bring a hospital, which is so needed for our residents,” Parsley said.
